My Septic Alarm Is Going Off — Now What?

My Septic Alarm Is Going Off — Now What_

My Septic Alarm Is Going Off — Now What? (What to Do in the Next 10 Minutes)

It’s 9 p.m. Dinner’s done, the dishwasher’s running, and suddenly there’s a loud, insistent beeping coming from somewhere in the yard or the garage. A red light is flashing on a box you’ve walked past for years and never thought about.

Congratulations: you’ve just met your septic alarm.

First, take a breath. A septic alarm is not an emergency in itself. It’s an early warning, and the whole point of it is to give you time to act before anything actually backs up. Handle the next few minutes right and this is usually a simple fix.

We’re Above Grade Septic, and we’ve been answering “my alarm is going off” calls across Snohomish and King County since 2010. Here’s exactly what to do.

What the Alarm Is Actually Telling You

If your house has a septic alarm, you have more than a basic gravity system. You may have a pressure distribution system, a mound, an aerobic treatment unit (ATU), or a system with extra treatment like UV disinfection. And depending on the system, that alarm panel may be keeping an eye on several different components at once.

The most common things a septic alarm monitors:

  • High water level in the pump chamber. The classic alarm. A float rises too high because the pump isn’t moving water out fast enough, or at all.
  • High water level in an ATU or treatment tank. ATUs have their own chambers, and a backed-up filter, clarifier or failed component can cause levels to climb.
  • The air compressor or blower. ATUs depend on a steady supply of air to keep the treatment bacteria alive. Many panels sound an alarm when air pressure drops or the blower stops.
  • The UV disinfection unit. Systems with UV treatment often alarm when the lamp burns out or stops working, since the water leaving the system is no longer being disinfected.
  • Pump run time or timer faults. Systems that dose on a timer may alarm when the pump runs too long, too often or not at all.
  • Control panel or power problems, like a tripped circuit feeding one of the components.

Many panels have separate lights, labels or codes for each of these. Before you do anything else, look at which light is on. It’s the single most useful clue you (and we) can have.

The good news: in most cases the alarm is an early warning. It’s giving you time to act before something backs up or untreated water reaches your drainfield.

What to Do Right Now, Step by Step

  • Silence the alarm. Most panels have a push button or toggle to silence the buzzer. The light will usually stay on, and that’s fine. It’s your reminder that the problem isn’t solved yet. Don’t cut power to the system to stop the noise: as a rule of thumb, don’t turn off breakers or cut power unless it’s absolutely necessary. The parts that are still working need power to keep moving water, treating it and monitoring the system.
  • Check which light or code is showing. High water? Air or blower? UV? Note it down or snap a photo of the panel. It helps us figure out what’s wrong before we arrive.
  • Cut back on water. Whatever the cause, less water going in buys you time. If it’s a high-water alarm, this is critical: no laundry, no dishwasher, short showers and minimal flushing. If it’s a blower or UV alarm, the water may not be getting fully treated, so go easy until it’s fixed.
  • Check the breakers. Pumps, blowers and UV units are often on their own circuits. If one is tripped, reset it once. If it trips again, don’t keep resetting it; call us..
  • Look and listen, but don’t touch. Is the blower humming like it normally does? Is there water pooling or a sewage smell near the tanks? Make a note of what you notice.
  • Give us a call. Even if the alarm clears on its own, something caused it. Call (425) 954-7233. We have emergency technicians on call after hours, on weekends and on holidays.

The Usual Suspects

In our experience, the cause usually comes down to one of these, depending on what the alarm is monitoring:

Pumps and floats

  • A failed or worn-out pump
  • A float stuck, tangled on the pump cord or coated in buildup
  • A timer or control setting that’s off on a time-dosed system

ATU components

  • An air compressor or blower that’s worn out, failed or unplugged
  • A clogged air filter or a cracked or disconnected air line
  • High levels in the treatment tanks from a clogged filter, a struggling clarifier or a blower that hasn’t been supplying enough air

UV disinfection

  • A burned-out UV lamp (they have a limited lifespan and need regular replacement)
  • A dirty lamp sleeve blocking the light, or a failed ballast

Too much water, from anywhere

  • Heavy rain or a high water table. Here in western Washington, a long wet stretch can push groundwater into tanks faster than the system can handle.
  • A big family weekend, back-to-back laundry, or a toilet that’s been running nonstop

Power and electrical

  • A tripped breaker, a loose connection or a control panel fault

Downstream problems

  • A clog in the lines or a struggling drainfield, so the water simply has nowhere to go

What Not to Do

  • Don’t ignore it, even if you silenced it and it seems fine. A septic alarm doesn’t go off for no reason.
  • Don’t keep resetting a breaker that trips again. That’s a sign of an electrical or pump fault, and repeated resets can make it worse.
  • Don’t open the tank or reach into the pump chamber. Septic tanks contain dangerous gases and live electrical equipment. Leave it to the pros.
  • Don’t unplug a noisy or alarming ATU blower. Without air, the treatment bacteria die off within days, and the problem gets bigger.
  • Don’t shut off power to the system to quiet the alarm. Use the silence button instead. Cutting power stops the pumps, blowers and monitoring that are keeping the situation under control.
  • Don’t unplug or disconnect the alarm. It’s the only thing standing between you and finding out the hard way.

When to Call (Hint: Now)

Call right away, day or night, if:

  • The alarm comes back on after you silenced it or reset the breaker
  • You see sewage on the ground, smell it near the tank, or drains in the house are slowing down
  • The breaker trips again
  • You’re not sure what type of system you have or where the pump is

Pump, float, blower and UV problems are some of the most common repairs we do, and many can be fixed in a single visit. Our technicians troubleshoot the cause, replace what’s failed, and test the whole system so the alarm only goes off when it should.

And once things are back to normal, ask us about routine inspections. Systems with pumps, blowers or UV units need a check-up every year, and catching a tired pump on a sunny Tuesday beats finding out at 9 p.m. on a Saturday.

Snohomish County Time-of-Sale Septic Inspection

Snohomish County Time-of-Sale Septic Inspection

Selling a Home With Septic in Snohomish County? There’s a New Inspection Rule (Here’s What It Means for You)

If you’re buying or selling a house with a septic system in Snohomish County, there’s a new item on the closing checklist. Starting November 1, 2026, every septic system has to be inspected before the property changes hands.

No, it’s not a reason to panic. And no, it doesn’t have to slow your sale down. But it does mean the old “we’ll deal with the septic later” approach is officially retired.

We’re Above Grade Septic, a family-owned crew that’s been doing septic inspections across Snohomish and King County since 2010. Time-of-sale inspections are a big part of what we do, so here’s the plain-English rundown of the new rule: what it requires, what it costs, and how to keep it from becoming a last-minute headache.

What’s Changing: The Short Version

In April 2026, the Snohomish County Board of Health adopted a new rule requiring a septic inspection on every property with a septic system before it sells. It takes effect November 1, 2026.

This isn’t the county going rogue. Washington’s state septic code (WAC 246-272A-0270) now requires counties to have time-of-sale inspections in place by February 1, 2027. Snohomish County is simply getting there a few months early.

The key points:

  • Every septic system gets inspected before closing. Gravity, pressure, mound, ATU — if it’s septic, it’s included.
  • The inspection has to be done by a certified septic professional. Not a general home inspector, not a handy neighbor.
  • The tank gets pumped if the inspection calls for it.
  • You can inspect up to one year before closing. The report is good for 12 months, so you can get ahead of it before you even list.
  • There’s a county fee: $245 for 2026–2027 and $255 for 2027–2028. That’s the county’s review fee, and it’s charged on top of the cost of the inspection itself, so budget for both.
  • The county takes up to 10 days to review. Build that into your timeline.
  • Brand-new systems get a pass. A system installed within 12 months of the sale is exempt.

Why now? The county has roughly 84,000 private septic systems, and about 2,800 homes with septic change hands every year. A failing system pollutes groundwater, streams and Puget Sound, and it’s a nasty surprise for a new owner who inherits it. As the county’s Environmental Health Director put it, planning ahead means this requirement won’t slow down a home sale.

What the Inspection Actually Looks At

A time-of-sale inspection is a full check-up of the whole system, not a quick peek under the lid. Here’s what we look at on a typical visit:

  • The records. We pull the county as-built so we know what’s supposed to be in the ground: tank size, system type, drainfield layout.
  • The tank. Liquid levels, sludge and scum buildup, baffles, lids and risers, and any signs of cracks or leaks.
  • Pumps, floats and alarms on pressure, mound and ATU systems: does everything turn on, shut off, and alarm when it should?
  • The drainfield. Surfacing effluent, soggy ground, suspiciously green grass, and anything that says the soil isn’t absorbing like it should.

If the tank needs pumping as part of the inspection, we’ll coordinate that with one of our trusted pumping partners so the process stays on schedule.

What If the Inspection Finds a Problem?

This is the question every seller asks, so here’s the honest answer: a problem in the report doesn’t automatically kill a deal.

Under the new rule, the seller can repair the issue and get an updated report. If the seller doesn’t fix it, the unresolved issue transfers to the buyer to handle after closing. Either way, everyone at the table knows exactly what they’re dealing with — which is kind of the whole point.

That’s also why inspecting early pays off. A seller who finds a failing pump three months before listing has time to get quotes and fix it on their terms. A seller who finds it three days before closing is negotiating with their back against the wall.

Tips for Sellers, Buyers and Agents

Sellers: Schedule the inspection before you list. The report is good for a year, so there’s no downside to getting it done early, and you’ll walk into negotiations knowing exactly where you stand. Bonus: “septic inspected and clean” looks great on a listing.

Buyers: Read the report, not just the summary line. Ask how old the system is, when it was last pumped, and whether any issues were flagged and left for you to handle. If something was passed along unrepaired, factor it into your offer.

Agents: Add the septic inspection to your listing checklist right alongside photos and disclosures. Between scheduling, a possible pumping, and the county’s review window of up to 10 days, waiting until you’re under contract is the fastest way to a delayed closing.

How We Make This Easy

Time-of-sale inspections aren’t new to us. We’ve been doing them since 2010, long before the county made them mandatory. We know the paperwork, we know the timelines, and we know how to keep a closing on track.

When you book with Above Grade Septic, we look up your county records, inspect the full system, coordinate pumping with our partners if it’s needed, and give you a clear, plain-English report. No scare tactics, no upsells, just an honest picture of what’s in the ground (we’re basically underground detectives at this point).

A Realtor’s Guide to the New Snohomish County Septic Rule (Bookmark This One)

You’ve got enough moving parts in a transaction already: inspections, appraisals, lenders, nervous clients, and that one seller who swears the roof is “only a few years old.” Starting November 1, 2026, Snohomish County adds one more: a required septic inspection before any home on septic can close.

The good news? This one is easy to manage if you get ahead of it. The agents who build it into their listing checklist will barely notice it. The ones who wait until they’re under contract are going to have some very uncomfortable phone calls.

We’re Above Grade Septic, and we’ve been doing time-of-sale septic inspections across Snohomish and King County since 2010. This guide is written for you, the agent: the facts you need, a timeline that works, and answers to the questions your clients are about to start asking.

The Rule in 60 Seconds

Here’s everything you need to know, in the order your clients will ask about it:

What

The short answer

When does it start?

Takes effect November 1, 2026

Which homes?

Every property on a septic system: gravity, pressure, mound or ATU

Who can inspect?

A county-certified septic professional, not a general home inspector. O&M Level 1 (included with a pumper’s license) covers gravity and pump-to-gravity systems only; O&M Level 2 covers all system types

Does the tank get pumped?

Yes, if the inspection requires it

How early can it be done?

Up to one year before closing; the report is valid for 12 months

County review time

Up to 10 days

County fee

$245 (2026–27), $255 (2027–28), on top of the inspection cost

Exemptions

Systems installed within 12 months of the sale

What if it finds problems?

Seller can repair and get an updated report, or unresolved issues pass to the buyer

Why now: Washington’s septic code (WAC 246-272A-0270) requires every county to have time-of-sale inspections by February 1, 2027. Snohomish County, with about 84,000 septic systems and roughly 2,800 septic-home sales a year, is starting a few months early.

The Listing-Side Timeline That Keeps Closings on Track

The single best thing you can do for a seller on septic: order the inspection before the listing goes live. Here’s the timeline we recommend:

  1. At the listing appointment: Ask, “Is the home on septic?” If the answer is “I think so” or “I’m not sure,” we can check county records for you.
  2. 3–6 weeks before listing: Schedule the time-of-sale inspection. Since the report is good for 12 months, there’s no risk in going early.
  3. If issues come up: The seller now has time to get repair quotes and decide whether to fix them before listing or price them in. Either option beats discovering a failed pump during the buyer’s option period.
  4. Allow for the county review: The county can take up to 10 days to process the report. Don’t schedule anything that depends on it right up against that window.
  5. At listing: “Septic inspected” is a selling point. Put it in the remarks and have the report ready for buyer agents.

Already under contract with no inspection? Call us right away. Between scheduling, a possible pumping, and the county review window, every day counts.

On the Buyer Side: What to Tell Your Clients

For buyers, the new rule is genuinely good news. They’ll know what they’re getting before they own it. Help them get the most out of it:

  • Get the full report, not just a pass/fail. The details (tank size, last pumping, condition of pumps and floats, drainfield notes) tell the real story.
  • Check the inspection date. A report can be up to a year old. If it’s on the older end, or there’s been a wet winter since, it’s fair to ask questions.
  • Watch for issues passed along. If the seller chose not to repair something, it becomes your buyer’s problem after closing. Price it into the offer or negotiate a repair.
  • Know the system type. A pressure, mound or ATU system has pumps and floats and needs an annual check-up. A gravity system is simpler. Your buyer should know which one they’re inheriting.
  • Plan for ownership. Washington requires homeowners to keep up with septic inspections after they move in. Point buyers toward a local septic company for their first routine inspection.

Quick Answers to the Questions Your Clients Will Ask

Feel free to borrow these.

“Can’t my home inspector just look at the septic?” No. The rule requires a county-certified septic professional, and most general home inspectors aren’t certified for septic. It also matters which certification they hold. In Snohomish County, an O&M Level 1 certification comes with a pumper’s license and only covers gravity and pump-to-gravity systems. Pressure, mound, ATU and other advanced systems need an inspector with an O&M Level 2 certification, a separate license that covers every type of system. When you book, confirm the inspector is certified for the system on that property.

“Who pays for it?” The rule requires the inspection; it doesn’t dictate who pays. In practice it’s usually the seller, since it’s needed to sell, but like most things it’s negotiable.

“How much will it cost?” The county’s fee is $245 through 2027, plus the inspection itself. If the tank needs pumping, that’s an added cost too. Call us for a quote on your specific system.

“What if it fails?” A problem in the report doesn’t stop the sale. The seller can repair it and get an updated report, or leave it for the buyer to handle after closing. Either way, it’s disclosed.

“We just put in a new system. Do we still need this?” If it was installed within 12 months of the sale, no. That’s the one exemption.

“Will this slow down my closing?” Not if you plan ahead. Inspect before listing and it’s a non-issue.
